The property logbook

Every home has a history.
This one keeps it.

A property logbook is one dated record of a home: its certificates, works, systems and documents, kept for the life of the building. When the home is sold, its facts go to the next owner. Corbely fills it in as you run the home, so it’s ready the day someone asks.

What goes in it

The facts of the building, kept for its life.

Each one is a dated entry, with the document attached where there is one. Not a folder of scans.

  • Certificates: Gas safety, electrical (EICR) and energy (EPC), each with its document and the date it runs out.
  • Works and who did them: The new roof, the extension, the rewire. When it was done, who did it, and the guarantee if there was one.
  • Systems and appliances: The boiler, the heating and the alarms, with the make, model and warranty, and when each is next due a service.
  • Inspections and surveys: Reports filed against the building, so the next person can see what was found and what was done.
  • Documents: Deeds, warranties, floor plans and manuals. The paperwork that usually lives in a drawer.
  • Who has looked after it: Who has owned or looked after the home, and when. Its history, not just its present.
What passes on

The home’s facts go with it. Yours stay with you.

A logbook belongs to the property, not to whoever owns it at the time. When it changes hands, the certificates, works, appliances and the home's own documents go to the next owner. How you ran it in your time, your tenants, your rent and your messages, stays in your own records. If a tenant is staying on, you choose which of their papers go to the buyer, and you keep the originals.

How it fills

You run the home. The logbook keeps up.

Nobody sits down to write a logbook. Corbely is where the home is run, from certificates to repairs to lettings, and each finished thing leaves its entry behind.

Questions

What people ask about logbooks.

See what we’re building next →
Do I have to keep a property logbook?

Not today. In June 2026 the government set out reforms to buying and selling a home, and digital property logbooks and sales packs are part of them, with legislation planned by the end of this Parliament (GOV.UK). Until then, a logbook is simply the easiest way to have the answers ready.

Is Corbely an official logbook?

There isn’t an official logbook yet. Logbooks are voluntary today, and the industry is agreeing a shared format so a record can move from one logbook to another. We’re building Corbely to fit it.

Do I have to type it all in?

No. Most of it fills itself as you run the home in Corbely: a certificate you add, a repair a contractor finishes, an inspection your team records. You can add what happened before, at your own pace.

What happens when I sell?

When the sale completes, you hand the home over in Corbely to the buyer’s email address, once every owner has agreed. Its logbook goes with it. Your own records, like tenants, rent and messages, stay with you, read-only. If a tenant is staying on, you choose which of their papers go to the buyer.

Who can see it?

You, and whoever you choose. Once you’ve proved the home is yours, you can send a buyer or a solicitor a read-only link that lasts 7, 30 or 90 days, and turn it off at any time. A tenant sees what the law says they should, plus anything you share.

Can I trust what is in it?

Each line says where it came from and how far it can be trusted, and an owner proves the home is theirs before its record can be shared or handed on. Lines can be marked as checked or questioned, and a correction is recorded rather than quietly overwriting what was there.

Can I take it with me?

Yes. You can download a home’s logbook as data at any time, and a workspace owner can download everything, every list and every file, as one zip.

What does it cost?

It’s free for your own home, tenants never pay, and everything is free during the beta. Lettings and housing teams are priced by the homes you run. See pricing.

Start the logbook for your home.

Free for your own home, and it keeps itself up to date as you run it.
